Phase I
Glen Brook Way - Phase 1
This recently constructed affordable housing complex was developed by Metro West Collaborative Developers. The project received zoning approval in August 2018. Phase 1 is now occupied, and Phase 2 construction has nearly concluded. Meander Studio has provided design and construction administration services on both projects. Phase 1 has four buildings with 48 units, including townhouses and accessible units. The complicated site includes wet-lands from the Glen Brook south of the development, a tot-lot, and distributed parking. We have worked intimately with the client to create a vibrant, walkable, and sustainable community that serves all ages.
Construction administration on this project was complex with 4 buildings being constructed simultaneously. Sitework and a complex connection between two buildings was coordinated with the design of Phase 2, which occurred during the construction of this phase. The outbreak of the Covid-19 pandemic created labor issues and the threat of mandated work stoppages, however the project remained on schedule despite these challenges. The entire design team and the general contractor were retained for Phase 2 of this project.

Phase II
Glen Brook Way - Phase 2
Meander Studio is proud of the Glen Brook Way project for what it represents to the community, the client, and for us as a studio. Phase 2 is PHIUS design certified, contains 44 units for residents 55 and older, and all units are accessible or capable of being made accessible with very minimal changes. Phase 1 survived the outbreak of the pandemic, mandated work stoppages and severe labor shortages. Phase 2 of this project survived the additional stressor of the outbreak of the war in Ukraine and its affect on the construction materials market. Both of these challenges caused many similar projects to be indefinitely delayed or canceled altogether, but through it all the Glen Brook Way development continued.
As a small studio we are able to give clients our undivided attention and keep your project on target. In this case that involved covering a 10% budget shortfall within 6-7 weeks through an intensive value engineering process that was occurring alongside client led fundraising efforts. Working closely with a trusted contractor and our trusted consultants, with regular client communication, we were able to close the financial gap together. Through all of the uncertainty two core goals remained for the project team — maintaining accessibility, and maintaining Passive House certification. Both of these goals were achieved at the conclusion of value engineering, and this project is currently anticipated for completion in the early part of 2024.

Dellbrook JKS was proud to feature the Glen Brook Way project during an annual Women in Construction event. Dozens of construction professionals attended a walkthrough of the project, which was in the rough framing phase at that time.
